Estoppel Letter Request Information

 

 

 

Pursuant to Florida Statute 720.30851, a request for Estoppel Certificate will be processed within 10 days of receiving your request.

Please mail or deliver your request with payment of $250.00 payable to Fern Meadows Homeowners Association, if on the date the certificate is issued, no delinquent amounts are owed to the association.

If an estoppel certificate is requested on an expedited basis and delivered within three (3) business days after the request, the association may charge an additional $100.00 if a delinquent amount is owed to the association for the applicable parcel, an additional fee for the estoppel certificate may not exceed $150.00.  

 

An estoppel certificate that is hand delivered or sent by electronic means has a thirty (30) day effective period. An estoppel certificate that is sent by regular mail has a thirty-five (35) day effective period.

*If the property has been sent for collections, the estoppel will be forwarded to the HOA Attorney for completion and may incur attorney preparation fees in addition to the $350.00 association estoppel fee.
